Common Deed Restrictions
- Lots must be kept in sanitary and attractive conditions. This includes the lawn being mowed and edged, as well as all bushes, trees, and/or shrubs kept trimmed and neat. Flower beds must be free of weeds and grass, and any dead vegetation replaced. If these items are not maintained the HOA has the right to hire services at the homeowners cost to ensure compliance with HOA regulations
- No rubbish, trash, or debris may be stored in sight of the roadway
- BBQ pits, trailers, boats, play equipment, etc, must be kept out of sight of the roadway
- Only common household pets (dogs, cats, birds, fish) are permitted
- No window unit air conditioners

HOA Assessments
Homeowners’ Association Assessments of $132.00 are due annually in January. If you are a part of the Pool HOA (membership required for Phase 6) the separate Pool HOA Assessment due annually in January is $250.00. Assessments can be paid via the online portal or by check or money order.

Horse Haven Pool HOA Information
The Horse Haven Pool HOA is separate from the original/regular HOA. There is a $250 special assessment fee that is due on January 1st in addition to the regular HOA dues, but the fees have to be paid separately. All homeowners in Phase 6 are required to be a member of the Pool HOA, for all other phases it is optional.
If you are not currently opted-in to the Pool HOA and would like to be, please contact stacy@oakchb.com to become a member.

Pool Rules
- No diving
- Pool is for resident use only; limit of 2 accompanied guests per resident
- Children under the age of 14 must be accompanied by an adult resident at all times
- No glass containers, alcohol, or smoking in the pool area
- No eating or drinking in the pool
- No loud or obscene music or language
- No running, dangerous activity, or boisterous conduct
- Clean up before you leave
- No pets in pool area, by state health regulations
- Appropriate swimming attire required at all times
