Common Deed Restrictions

    1. No changes or modifications to common areas are allowed without prior written consent from the board.
    2. No pets over 40 pounds can be kept inside of a unit, and the only pets allowed are dogs, cats, and domesticated fish and birds.
    3. Each owner is entitled to one parking space per bedroom. Parking spaces can only be used for typical passenger vehicles. (No boats, trailers, etc.)
    4. No dumping or placing trash within the property.
    5. No awnings, shades, screens, etc. can be placed on the exterior of the property without prior written consent of the board.

HOA Assessments

Homeowners’ Association Assessments are due on the first of each month in the amount of $200. This can be paid via the online portal or by check or money order.

What is covered by my monthly HOA dues?

  1. Cable and 50mg Internet (Optimum)
  2. Common Area and Building Exterior Insurance Policies
  3. Pest Control in Common Areas and Building Exterior
  4. Landscaping in Common Areas
  5. Upkeep and Maintenance for Common Area Amenities
  6. Common Area Security Cameras
  7. Security Gate Upkeep
  8. Twice Weekly Trash Service (Monday and Thursday)
  9. Onsite Management

At closing there is an initial capital contribution charge of $400. This fee is put into the HOA Reserve account for future property expenses and/or repairs over and above the annual budgeted expenses.
